This part of Boulder County sits in the broad St. Vrain Creek valley between Longmont and Lyons, where irrigated farmland and rural residential parcels share a mix of heavy clay bottomland soil and sandier terrace ground depending on how close a property sits to the creek. That soil variability means two Hygiene properties a mile apart can have genuinely different subgrade behavior, and it's part of why settlement here doesn't always follow the more uniform patterns we see in a platted Denver metro subdivision. Hygiene's agricultural roots mean irrigation ditches, laterals, and seasonal flood irrigation are part of the landscape in a way they aren't in a suburban subdivision. Water moving through or near these systems can find its way under a nearby driveway or patio slab, especially on properties where a ditch runs close to a building pad. We look at a property's irrigation layout as part of assessing settled concrete out here, because a slab sitting near an active ditch or lateral sometimes needs more than just a lift, it may need attention to how water is being directed around the concrete going forward so the same erosion doesn't recur.

It's common on Hygiene's older rural parcels to find a slab, an old loading pad, or a stretch of walkway that's outlasted the barn or outbuilding it was originally poured to serve. That concrete doesn't stop settling just because its original purpose is gone, and it's often overlooked during routine property upkeep since it's not tied to daily use the way a driveway or front walk is.
