Eastlake, CO Concrete Leveling: Raise It, Don't Replace It

Adams County soil around Eastlake runs from sandy loam near the South Platte River corridor to heavier clay further from the water, and the transition can happen within a single lot. That variability means two driveways on the same street can settle differently even though they were poured the same year, because the subgrade underneath them isn't uniform. Flat terrain across this part of the county also means water doesn't drain away quickly on its own, it relies on grading and downspout placement to move off the property instead of pooling next to a foundation or slab edge. Many of the homes and driveways in this area were built during suburban expansion phases when construction moved fast, and backfill compaction around utility trenches and foundation walls wasn't always given the time it needed to settle before the concrete went in. That combination, variable soil plus fast-build backfill, is why Eastlake sees driveway aprons and garage-entry slabs settle at a noticeably higher rate than older, more established parts of the metro.

Our crew lifts Eastlake slabs with the same mud slurry pump method we've used across the Front Range since 1994. We drill small ports, about one to two inches across, into the settled sections of the slab, then pump a cement-based slurry beneath it under pressure. That pressure fills the eroded void and lifts the slab back toward level. Once the section is at grade, we patch every port flush so it blends into the surrounding concrete. A typical residential lift is done in a single visit lasting a few hours, and the slab can generally be used again the same day. Not every settled slab is a lift candidate, and we say so up front. If the concrete has cracked into several pieces, is crumbling at the surface, or has heaved upward from underlying pressure rather than settled down, mudjacking won't hold and we'll recommend crack repair, grinding, or partial replacement instead. An uneven joint at a walkway or front-entry slab is one of the most common trip-hazard complaints homeowners and small property owners deal with, and it's also one of the most avoidable. A quarter-inch lip between two slab sections is enough to catch a shoe, and once a walkway settles unevenly, that lip only gets worse as freeze-thaw cycles continue to erode the soil underneath the lower section. Mudjacking corrects that lip directly by lifting the lower slab back up to match its neighbor, rather than grinding down the higher one or replacing the whole run of concrete. For a walkway that sees regular foot traffic, whether it's a family entryway or a path used by delivery drivers and visitors, closing that gap is a same-day fix that removes the hazard without the cost of a full replacement.

Without much natural slope to move water away, Eastlake properties depend on intentional grading and downspout routing to keep water from pooling against slab edges. When a downspout empties directly next to a driveway or patio, or when a yard grades slightly toward the house instead of away from it, the soil under the nearby concrete stays saturated longer after every rain or snowmelt. Saturated soil erodes and compacts faster, which is exactly the process that creates the voids mudjacking fills. After a lift, extending a downspout a few feet or regrading a low spot near the slab are inexpensive steps that reduce the chance of the same section settling again within a few years.
